How does one purchase a home at Tay Ridge?
In 4 simple steps, own your home at Tay Ridge:

- Select your preferred lot and complete a buyer purchase agreement with us to finalize the deposit.
- If you need financing, our team can walk you through financing options and connect you with lending partners. Complete your purchase with your first deposit.

How does ownership work at Tay Ridge?
Yes. You own your home as your personal asset and build equity in it over time. When you sell, you keep the equity you have built in your home.
Tay Ridge holds the land and manages the shared community infrastructure. This structure helps reduce the upfront cost of purchasing a home because you are not also buying the land beneath it.
What is an Occupancy Agreement?
You own your home, while Tay Ridge continues to own and manage the land and shared community infrastructure.
The Occupancy Agreement sets out your right to occupy your homesite at Tay Ridge, along with the responsibilities of both the homeowner and Tay Ridge.
Homeowners pay a $650 monthly occupancy fee. It covers the items listed below. Per legal guidance, this fee is not broken down by dollar amount or percentage in any client-facing or marketing material — only the total figure and the list of what it covers.
Included in the Monthly Fee
- Common area and common element maintenance
- Road upkeep and maintenance (internal roads)
- Snow clearing
- Waste management and site services
- Shared infrastructure — including water/septic system compliance monitoring
- The occupancy right itself — long-term site occupancy under the community’s ground lease structure

What is included in the price of my home?
Your home price includes the complete home, including standard appliances and included finishes and features.
Optional upgrades and add-on packages, such as privacy, accessibility and outdoor-living features, are available separately. Contact us!
What is the cost range?
Depending on the home model, Tay Ridge homes range from approximately $375,000 to $405,000.
The home price includes the home, standard finishes, appliances, installation and connection to community services.
Optional upgrades and add-on packages are available separately.
Homeowners also pay the monthly occupancy fee for their homesite and shared community services.
Are there any other upfront costs or fees?
No additional mandatory upfront fees are planned beyond the costs outlined in your purchase package.
Your Tay Ridge representative will review the full cost with you before you make a commitment.
About The Homes
How are homes insulated?
Our homes are insulated with closed-cell spray foam from floor to ceiling, providing a continuous shell of insulation and vapour barrier through the floor, walls and roof space.
How are the homes heated & cooled?
Our homes are designed to withstand Canadian climate conditions.
The primary method of heating and cooling is a ductless mini-split heat pump/AC, including an external compressor and 1–3 interior heads.
How are right-sized homes certified and warrantied?
Our homes are CSA-certified and built to National Building Codes.
Homes carry a full warranty on the manufacturing, while separate elements carry their own respective warranties, including:
- Appliances
- Heating and cooling units
- Flooring
- Windows
Your technical booklet specifically identifies CSA A277 certification.
Can the homes withstand extreme weather conditions?
Our homes are built and insulated to handle all four seasons and the sometimes volatile conditions of Canadian climates.

Who lives at Tay Ridge?
Residents at Tay Ridge include downsizers, lifetime renters who are buying their first-time, seniors looking to live in a community, middle-range house
The broader Tay Ridge concept is centered around attainable housing, sustainability and community-focused living.
Do right-sized homes feel tight and claustrophobic?
With 10′ ceilings and a minimum 10′ interior width, our homes provide the comforts of everyday living.
Right-sized homes make efficient use of storage and living space. Kitchens provide pantry and prep space, while bathrooms maintain the functions needed for everyday life.
What community amenities will be available, and when?
Some early community features, including community gardens, are targeted for as early as 2027 Summer.
The broader planned amenities at Tay Ridge will begin to be introduced in Stage 2, starting in Spring 2028, creating shared spaces designed to bring neighbours together and build a connected community.

Yes. Our home models come with a range of interior and exterior finish combinations.

Can I make changes to my home after I move in?
Yes. Homeowners will be able to add approved features such as decks, sheds, pergolas, fencing and accessibility features after moving in.
Our team can help coordinate these additions to ensure they work with your home, lot and the overall community design.
What maintenance am I responsible for?
Tay Ridge manages shared infrastructure and public/community roads.
The Residents’ board manages shared community areas, while homeowners are responsible for maintaining their own home and homesite in accordance with Tay Ridge community bylaws and standards.
Homeowners are also responsible for routine upkeep of their home’s exterior — including siding, decks, and other exterior features — to community standards. Tay Ridge is developing a maintenance program to give homeowners clear guidance and support on caring for these elements over time.
This structure helps keep shared areas well maintained while giving homeowners responsibility for their own space.
Development Process
Was Tay Ridge previously a trailer park?
Yes. The property was previously operated as a trailer park, but Tay Ridge is being completely redeveloped into a new residential community.
The vision is not to restore the former park. We are creating a new community with new homes, infrastructure, landscaping, shared spaces and a long-term community plan.
How are you working with the municipality?
Our team has been working closely with Tay Valley Township, along with our planners, engineers and other project professionals, as the community moves through planning, servicing and development.
There has been significant work behind the scenes to make sure the redevelopment is approached properly and that the community is developed in accordance with municipal requirements.
Has work at Tay Ridge already started?
Yes. Site work has already begun, and our team continues to work through the infrastructure, planning and development required to bring the new Tay Ridge community to life.
Considerable work has gone into preparing the property for its next chapter, and you will continue to see progress on the site as development moves forward.
Why is the redevelopment taking time?
Transforming an existing property into an entirely new residential community involves much more than placing new homes on the land.
Our team has been working through planning, infrastructure, servicing, site preparation and coordination with the Township and project professionals. We are taking the time to build the foundation for a community that is intended to last.
I especially like the last question because it gives you a way to communicate “we have been working really hard on this” without literally saying that. It shows buyers the amount of work involved and helps build confidence that Tay Ridge is an active development rather than just a concept.
What is LandSeed’s role in Tay Ridge?
LandSeed is helping facilitate the transformation of Tay Ridge from the former trailer park into a new, planned residential community.
LandSeed’s and Tay Ridge meet with Tay Valley Township, works alongside planners, engineers, housing partners and other professionals to help coordinate the community plan, site preparation, infrastructure, home placement and future shared spaces.
LandSeed is also helping shape the community through resident and public engagement, including town halls and feedback that inform how Tay Ridge develops. They are involved throughout the redevelopment process to help ensure Tay Ridge grows into a well-planned, connected and long-term community.
What is happening to the existing trailers on the property?
As part of the redevelopment, the existing trailers will be moved as the property transitions into the new Tay Ridge community.
LandSeed is supporting the coordination of this transition alongside the broader site work, including infrastructure, roads, landscaping and preparation for the new homes.
An important part of this process is making sure the current trailer owners feel respected, informed and positive about the redevelopment. We want them to be part of the transition and to feel that the changes being made will improve the community as a whole.
The redevelopment is being completed in stages so we can move forward thoughtfully while creating a new, well-planned community for future residents.
